Kew Marine presents a once in a lifetime opportunity to acquire 170 metres of picturesque tidal moorings, positioned along the south bank of the River Thames. Bordered by the scenic Thames Path adjacent to Kew Bridge and a short stroll from Kew Gardens, the pontoon moorings accommodate both residential and leisure boats. The business includes a converted Thames Lighter, Lambeth Bridge, one of the widest residential vessels on the Thames, which is used as a rental property.
Under the current owner’s stewardship for 20 years, there is now a rare opportunity for purchase as it is offered to the open market for the first time since 2004. The business offers considerable scope for
further development with numerous value add opportunities not to mention the potential to make
a home in a stunning and tranquil location, within close reach of the centre of London.
History: The moorings are situated next to historic Kew Bridge, a Grade II listed structure, within the Kew Green Conservation Area and the ‘Buffer Zone’ of the Kew Gardens UNESCO World Heritage Site.
There have been commercial river activities in this location for hundreds of years. ‘Kew Wharf’, shown
on a 19th Century Ordnance Survey map, provided a river crossing ferry before Kew Bridge was built.
Until the 1960s there was a permanent funfair, with a carousel and dodgems, where there is now
a tennis court and lodge on the eastern side of Bush Road. The western side was largely occupied
by The Boathouse, a flourishing music venue in the 60s and 70s with bands such as Pink Floyd playing there. In 1990 Lambeth Bridge arrived and was originally fitted out as a bed and breakfast. The site evolved with additional pontoons to provide residential and leisure moorings.
Location: The marina is located within London Travel Zone 3, offering superb accessibility via multiple transportation options.
Close to Kew Bridge station (5 min walk, National Rail) and Kew Gardens station (15 min walk, Overground/District Line), as well as convenient bus routes connecting to Hammersmith, Shepherds Bush and Richmond.
Located along the Thames Path on the south west side of Kew Bridge and surrounded by mature gardens from neighbouring apartments, the moorings offer a quiet setting for residents and leisure boat users with sweeping views of the river and the bird sanctuary on the uninhabited Brentford Ait. To ensure all residents at Kew Marine can enjoy picturesque views of the river, each vessel is strategically arranged in height order.
River traffic on this reach of the Thames is mainly private cruising vessels, rowing boats, canoes and paddle boarders. A trip boat service runs between Westminster and Hampton Court, stopping at nearby Kew Pier.
The site is incredibly peaceful, a real oasis in the heart of Kew. Even with the excellent connectivity, it is really possible to forget you are in London. This is a setting that must be experienced to be truly appreciated.
Access to Kew Marine is from Bush Road and the Thames Path, both of which serve as public rights
of way. The gated gangway, via a ramp over the river wall, gives access to a secure entrance to Lambeth
Bridge and on through to the rest of the marina.
Bush Road is a private road (cul-de-sac) classified as a byway open to all traffic. While no dedicated land or parking arrangements are provided with the moorings, resident boat-owners have the option to apply for resident’s parking permits in the locality. There is also an unadopted road running alongside Kew Bridge that is without parking restrictions.
Potential Development: There are many development opportunities to explore, which are outlined in the accompanying Information Memorandum, along with the progress made to date. Prospective buyers are of course advised to conduct their own enquiries and assessments.
Lambeth Bridge is a converted Thames Lighter, owned by Kew Marine Ltd and at approximately
26m x 7m it is one of the widest residential vessels on the Thames.
It is currently split into two rental properties; a one bedroom split-level apartment and a four ensuite bedroom shared accommodation. Rentals have been strong, with steady occupancy, further details of
which are found in the Information Memorandum.
The barge could undergo a complete renovation to become a stunning and spacious floating home,
for the business owner or alternatively for rent or sale with a long-term sub-lease. A minor pontoon
reconfiguration would provide direct access into the marina for all berth-holders, thus freeing up
the current access corridor through the barge into additional usable space. Alternatively, the barge
could remain as a multi-let, with further potential to enhance rent following renovation.
Please note that some development plans are subject to necessary consents and approvals.
