What a fascinating asset. Currently lived in on a permanent basis with all the modern conveniences in the most amazing environment on the water. The interior is just like living in a cottage and the beauty is that if you don’t like where the boat is currently moored it can be dry dock moved or sailed to her new location. A super opportunity.

When I was looking to downsize, I realised that living in Maldon gave me the option to purchase a leasehold flat with management fees or to own outright and for less money, Iceni which I knew immediately to be the right vessel for me. She was hand crafted in the UK and interior designed with high quality fixtures and fittings, combined super spray insulation and protection. Life could not be better living on the water where I am looking for a smaller vessel now.
History & Background
Iceni is a replica Dutch Motor Barge built in the UK in 1998 to a high quality bespoke interior design, while the vessel enjoys all the external aesthetic features of a classic Dutch Barge including Admiralty pattern port holes. It took two years to build which Iceni has a 135hp Perkins engine and measures 72 ft in length with a beam of 12 ft 6 inches, while weighing in at some 50 tonnes.The unique interior is just like an old cottage, featuring two double bedrooms, a wonderful saloon with a log burner, open plan to the galley kitchen, a wheelhouse, small study and a bathroom designed to accommodate an air bath with shower over. The barge has been well maintained with power via multiple leisure batteries, a generator or mains off the mooring. The modern domestic boiler is Diesel from her substantial 1000 ltr tank. Much of the plant/equipment has been replaced. Our client reflects that Iceni could offer great income opportunities as a holiday home or Air B n B with further benefits under CE744 there is no VAT on supplies, alongside the cost of moorings, which varies from location to location. The current charges at Iceni’s existing location are approximately £4000 per annum. Any new owner of Iceni would need to confirm availability at the current hard working boat yard, together with the associated costs.
Setting & Location
The beauty of location is that you can move Iceni anywhere that best suits her new owner. The size of the barge can be sailed, ideally with two experienced hands, or dry docked and moved by road. The current location is a hard-working traditional boat yard, where there are around 30 mud berths. Located on the River Chelmer at the foot of Maldon High Street where a short up hill walk reaches all the amenities from the high street. Living on the water is sublime, like a living painting with much bird life, the odd seal and a great place for anglers and ideal to line catch sea bass.
Maldon is an historic maritime town, famous for its Maldon Salt and Marshes. The town offers a vibrant High Street with a choice of supermarkets and a further retail park. Most amenities are within walking distance of Iceni’s current location.
Downs Road Boatyard is in a sheltered location and close to the moored and historic Thames barges which has been a popular location for film and documentaries. The location is on a private premises and therefore all viewing must be by prior appointment through the agent.
